To buy property in Spain, you must have a Foreigner Identification Number (NIE).
We will assist you in applying for this mandatory document and guide you through opening a Spanish bank account, which is essential for transferring funds and paying future property taxes and utility bills.;
Once the price is agreed upon, you will sign a Reservation Agreement and pay a deposit (usually between €3,000 and €6,000). This officially takes the property off the market and freezes the price while your legal representative begins their preliminary checks.;
An independent lawyer will conduct comprehensive legal checks to ensure the property is fully legal, registered correctly, and free of any debts, mortgages, or encumbrances. This step guarantees a completely safe and secure transaction.;
After the legal checks are successfully completed, both parties sign the Private Purchase Contract.
At this stage, you will pay 10% of the property price (minus the initial reservation deposit). This contract legally binds both the buyer and the seller to complete the transaction.;
The final step takes place in the presence of a Spanish Public Notary.
You will sign the Public Title Deed (Escritura de Compraventa), pay the remaining balance of the purchase price, and officially receive the keys to your new home in Spain!;
Following the purchase, your lawyer will register the property in your name at the Spanish Land Registry and settle the mandatory purchase taxes (ITP for resale properties or IVA for new builds). We will also help you transfer all utility bills (water, electricity, community fees) into your name and set up direct debits.
